Do I need to clean the home as a seller?

Under the standard real estate contracts in Alberta, sellers are not required to clean the home before handing over possession unless a specific cleaning clause was negotiated and included in the agreement. If this is important to you, it’s best to discuss it with your real estate lawyer before finalizing the contract.

Am I entitled to a pre-possession walkthrough?

A pre-possession walkthrough is not automatically included under the standard Alberta Real Estate Association (AREA) contract unless it is explicitly written into the agreement. If the contract does not include this provision, the seller can refuse a walkthrough before possession.

How much time should I allow between finalizing my purchase and the possession date?

The ideal timeframe varies based on the needs of both parties. While some transactions close within 24 hours, we generally recommend allowing 1-2 weeks between firming up the purchase contract and the possession date. This ensures a smoother transition, allowing time for legal, financial, and logistical arrangements.

What do I need to bring to my first meeting?

Bring your 2 pieces of ID (one of which is a government-issued ID), void cheque, confirmation of home insurance, bank draft for your remaining down payment plus pre-payment of your legal bill and any other documents that are file specific which we will advise on.
